Welcome to Seaside Luxury Villas and Events! These Terms & Policies govern your booking and stay at any of our properties, whether booked directly or through third-party platforms like Airbnb. By making a reservation, you agree to abide by these terms.

1. Booking & Payment Terms

1.1 Booking Channels

• Reservations can be made directly through our website, email, or phone, as well as through third-party platforms such as Airbnb.
   
• For Airbnb bookings, Airbnb’s terms apply alongside our property-specific rules and conditions.
   
• All guests must provide a valid government-issued ID and agree to these terms to confirm a reservation.
   

1.2 Payment

• A 50% deposit is required at the time of booking to secure your reservation.
   
• The remaining balance is due 45 days prior to check-in.
   
• Bookings made within 45 days of the arrival date require full payment upfront.
   

1.3 Security Deposit

• A refundable security deposit may apply and will be communicated during the booking process.
   
• Deposits are returned within 7 business days after check-out, provided no damage, missing items, or policy violations occur.
   

2. Cancellation & Refund Policy

2.1 Direct Bookings

• Full refund for cancellations made 45+ days before check-in.
   
• 50% refund for cancellations made 30–44 days before check-in.
   
• No refund for cancellations made within 29 days of check-in.
   

2.2 Airbnb Bookings

• Airbnb’s cancellation policy applies to all reservations made via the Airbnb platform. Please refer to your Airbnb booking details.
   

2.3 Changes to Reservation

• Changes to your reservation (such as dates or guest count) are subject to availability and must be requested in writing.
   
• Administrative fees may apply for date changes or significant modifications.
   

3. Check-In / Check-Out

• Check-in: 3:00 PM
   
• Check-out: 11:00 AM
   

Requests for early check-in or late check-out must be approved in advance and may incur additional charges.

4. House Rules

• No smoking inside the villas.
   
• No pets allowed unless prior written approval is given.
   
• No parties or events unless explicitly authorized through a separate event booking agreement.
   
• Maximum occupancy limits must be strictly followed.
   
• Quiet hours are enforced from 10:00 PM to 8:00 AM.
   

Violation of these rules may result in immediate eviction without refund and forfeiture of the security deposit.

5. Damages & Liability

• Guests are financially responsible for any damage to the property or its contents during their stay.
   
• Any issues or damages should be reported immediately to management.
   
• Seaside Luxury Villas and Events is not liable for:
   
  • Accidents, injuries, or illness during your stay.
     
  • Loss of personal belongings or valuables.
     
  • Utility interruptions or adverse weather conditions.
     

6. Events & Weddings

• Special events (e.g., weddings, retreats, celebrations) must be pre-approved and may be subject to additional contracts, insurance requirements, and event fees.
   
• Event capacity and timing must comply with local ordinances and our event policy.
   

7. Privacy Policy

• We collect guest information (e.g., name, contact details, ID) solely for booking, guest services, and legal compliance.
   
• Your data is stored securely and is not shared with third parties unless required by law or necessary to process your booking.
   
• For Airbnb bookings, refer to Airbnb’s privacy policy in addition to ours.
   

8. Compliance with Laws & Regulations

Guests must comply with all applicable local laws, HOA/community rules, and property guidelines. Failure to do so may result in immediate eviction.

9. Right to Cancel or Refuse Service

Seaside Luxury Villas and Events reserves the right to cancel a reservation or deny service at its sole discretion, including but not limited to cases of:

• Suspected fraud
   
• Guest misconduct
   
• Property damage concerns
   
• Overbooking due to system error
